End Property Taxes on Your Home

Property Tax Plan (Version 3.1)

You should not have to pay the government every year just to keep your own home.

This plan eliminates property taxes on owner-occupied homes while keeping schools and local services fully funded. It replaces that revenue using existing state-level sources and a structured transition so communities are not disrupted.

The goal is simple. Let people actually own their homes while maintaining stable funding for what matters.

How the Plan Works

  • Holds schools and local services harmless at current funding plus inflation

  • Replaces property tax revenue with identified state-level funding sources

  • Uses a phased transition to avoid disruption to local governments

  • Includes recession scenarios and safeguards

  • Built to avoid single points of failure

Why This Matters:

Right now, homeowners are forced into a system where they pay year after year just to stay in their homes.

That is not ownership. That is ongoing liability.

At the same time, local governments are stuck relying on a funding model that creates constant pressure for levies, uncertainty, and uneven outcomes across communities.

This plan fixes both problems by stabilizing funding and removing the burden from homeowners.

A Real-World Plan

This is not a theoretical proposal.

Version 3.1 is designed to function in the real world, not just on paper. It is structured to be tested, challenged, and improved with real data and independent analysis.

If better inputs or stronger revenue mechanisms are identified, the plan can and should be refined. The objective is not to defend a static document.

The objective is to design a system that actually works.

If you want to understand the system at a deeper level and see exactly how it can be rebuilt step by step, I’ve also created a field manual that breaks it down in plain terms.

This is the practical guide behind the policy. It explains the problem, the structure, and how to actually implement change in the real world.
